Contract
• Thoroughly review contract for completeness, special stipulations & deadlines
• Gather any missing paperwork and get signatures to complete file
• Send welcome email to client and co-op agent with pdf of complete contract
• Send welcome email to lender & title company with pdf of contract
• Track all contract deadlines and guide client through each step
• Track earnest money receipts and update all parties
Inspections
• Schedule home & termite inspections according to agent instructions
• Coordinate inspections w/ access information with all parties
• Follow up with agent on deadlines
• Prepare & Process Repair/Replacement Proposals/Amendments
• Follow up with repairs and contractor invoices
Financing/Appraisal
• Verify the loan application was submitted & appraisal was ordered
• Monitor and track appraisal process
• Confirm construction status (if applicable) & coordinate appraisals
• Continue to monitor underwriting process until clear to close is issued
• Verify lender's closing documents are delivered to title company
• Verify lenders send out final disclosures on time
• Update all parties on continued progress
Title/Escrow
• Schedule closings and all walkthroughs with clients and agents
• Guide clients through closing process
• Review Settlement Statement for accuracy
• Get all necessary builder documents to title and lender
Reporting
• Submit Weekly Reports to Agent
• Make Weekly Calls to Clients
• Maintain Company Whiteboards/Databases (for teams)
• Maintain PRECLOSE Account for each file
What Do You Do?
• Provide executed contract & contact information for all parties
• Handle all negotiations with co-op agents and clients including repairs/replacements
• Attend final walk-through(s) and closing
• COLLECT YOUR COMMISSION!!
